Design and Alterations
The Partnership has the latest computer aided design software enabling production of full working drawings and three dimensional models. The Partnership offers a complete service including applications for Planning and Building Warrant, the preparation of specifications and the production of tender documents to obtain competitive tenders, including monitoring all works on site until completion.
Project Co-ordination
Projects range from refurbishment, new build and extension of all types industrial, commercial and residential properties.
Attention to detail and creating a good working team have lead to the Partnership becoming involved in Project Co ordination for a variety of construction related projects.
The Partnership is able to offer advice on bringing a design team together and providing an overview of the scheme to meet the Employer's requirements and programme.
Condition Reports
An open mind on defects and maintenance liability has involved the Partnership in:
- Pre purchase/lease surveys on industrial and commercial buildings.
- Defect analysis on all types of property and assessment of repairs.
- Pre purchase condition surveys on residential premises.
The Partnership recognises the importance of early advice on the condition of all properties before entering into any purchase or lease agreement. Good advice at an early stage will often highlight areas of unforeseen and future liability and cost.
Schedules of Dilapidation & Condition, Reinstatement Valuations
A significant proportion of the Partnership's work is involved in acting for landlords or tenants at the termination of a lease either preparing schedules of dilapidation and or negotiating satisfactory conclusion to the parties repairing liabilities.
The Practice can prepare pre occupancy Schedules of Condition often required to protect a tenant's repairing obligations under a lease.
With increasing building costs regular reinstatement valuations are required by corporate clients to maintain the correct level of insurance on their portfolio.
