Design and Alterations
The Partnership has the latest computer aided design software enabling production of full working drawings and three dimensional models. The Partnership offers a complete service including applications for Planning and Building Warrant; the preparation of specifications and the production of tender documents to obtain competitive tenders and project monitoring all works on site until completion.
Project Co-ordination
Projects range from refurbishment, new build and extension of all types industrial, commercial and residential properties.
Attention to detail and creating a good working team have lead to the Partnership becoming involved in Project Co ordination for a variety of
construction related projects.
The Partnership is able to offer advice on bringing a design team together and providing an overview of the scheme to meet the Employer's
requirements and programme.
Condition Reports
The Partnership recognises the importance of early advice on the condition of all properties before entering into any purchase or lease agreement. Good advice at an early stage will often highlight areas of unforeseen and future liability and cost.
Schedules of Dilapidation & Condition, Reinstatement Valuations
A significant proportion of the Partnership's work is involved in acting for landlords or tenants at the termination of a lease either preparing
schedules of dilapidation and negotiating a satisfactory conclusion to the parties repairing liabilities.
The Practice can prepare pre-occupancy Schedules of Condition required to protect a tenant's repairing obligations under a lease.
With increasing building costs regular reinstatement valuations are required by corporate clients to maintain the correct level of insurance on
their portfolio.
Energy Assessments
Since 2009 the practice has been preparing Energy Performance Certificates (EPCs) for Non Domestic Properties across Scotland which are required when properties are either marketed for sale or lease. With new legislation under the Climate Change (Scotland) Act 2009
coming into force on 1st September 2016, where some qualifying buildings require a Section 63 assessment, the practice is now placed to undertake these assessments together with Display Energy Certificates (DECs)
